This depends on whether you have booked a Refundable or Non-Refundable rate.Refundable rates allow amendments or cancellations free of charge up to 7 daysprior to your arrival date. For example, if your arrival date is a Saturday,you can cancel up to midnight on the Friday of the previous week free of charge.Cancellations after this time will incur 100% of the booking cost.Where possible, we may offer the option to move your booking to an alternative date.Non-Refundable rates do not allow cancellations or amendments.
Although our availability is constantly updated in real time, there will be occasions when you do a search for several consecutive nights and it says no availability. This can be because there is no continuous availability in the same room on our system but we may be able to to re allocate existing bookings to accommodate you. Please contact us if you are seeking more than one night and this message appears.
We have areas within the car park where bicycles can be securely stored.
We operate self check-in. An SMS with your check-in details will be sent to themobile number used for your booking at approximately 14:30 on the day of arrival.Standard check-in is from 15:00. Earlier check-in from 12:00 may be available foran additional charge. Late check out may also be available for an additional charge. We aim to send check in details via SMS & Whatsapp if available. In the event of undelivered messages we will send via email if we have your personal email address. Note that bookings through OTAs (such as booking.com & Expedia) provide hotels with their own email address for guests which can block content of messages hotels send. If necessary we will send the check in details directly to the OTA so should you not have received check in details and are arriving after 23:00 we advise contacting the OTA. Self check-in is available 24 hours a day.Check-out is by 11:00. Unfortunately, luggage cannot be stored after check-out.
Check-in is from 15:00 and check-out is by 11:00. If you require access outsidethese hours, you will need to book the night before or the following night,as appropriate.
All our rates have discounts already built in depending on the length of stay. For example we have weekly and monthly discounts already applied to the rates you will see when you check availability and enter the duration of your stay. If you have a proposed regular stay with us, depending on availability and time of year, we may be bale to offer a reduced fixed rate for you.

Our housekeeper is on site and can be contacted by telephone.The property is also monitored by 24-hour CCTV. Normal availability hours are 09:00-23:00.
Keys can be collected on arrival and should be returned to the dedicated keyhook when you depart.
Towels are changed every third day and bedding every fifth day.If you require anything different, please ask.
Any property left in rooms will be placed in our Lost Property box. If you believe you may have left something behind at our place, please contact us.
For same‑day bookings, it isn’t possible to book after 11pm, as our phone booking line is closed at that time.
Guests can still book online at www.therailwaysleeper.com, but only for next‑day arrivals. Check‑in for next‑day bookings is from 3pm, or 12 noon if the early check‑in option is selected.
Any calls received between 11pm and 9am from guests wishing to book can only be offered rooms for check‑in from 3pm or 12 noon the following day — never earlier
Limited off-road parking is available for standard-sized vehicles up to5 metres long. On-road parking is also available, subject to local restrictions.Bicycle racks are located within the car park. If on arrival you are unsure where to park please contact us.
All payments made for reservations will receive a paid invoice. If you are looking to make a payment from a payment link we have sent you, you will need to have a strong internet connection as this is a secure site and will want you to verify the payment through your mobile banking app. If it repeatedly fails, we advise you to contact your bank.
Dogs and cats are welcome at a one-off charge of £10 per pet, with a maximumof two pets per booking. Our Small Double Room is not suitable for pets.Nearby dog-walking areas include the green by North Station and the largerecreation ground behind the Dog & Pheasant pub on Nayland Road.
Colchester General Hospital is approximately 20 minutes' walk or 5–10 minutesby car. Buses also run directly from North Station.
The University of Essex is approximately 20 minutes by car and can also bereached by train or bus from North Station.
Weston Homes Community Stadium, home of Colchester United Football Club,is approximately 30 minutes' walk or 15 minutes by car. Buses also run fromNorth Station to the stadium.
Colchester Golf Club and Playgolf Colchester are approximately 5 minutes awayby car.
The closest pub is The Bricklayers, 27 Bergholt Road, with entrances from bothBergholt Road and Mile End Road. There is also a SPAR convenience store andpetrol station at 124 Bergholt Road.
All rooms are en-suite and include a hospitality tray, small fridge and microwave.Our rooms are compact but well equipped for a comfortable stay.
All of our rooms are compact and have been equipped with a range of usefulfacilities, including fridges, microwaves and ironing boards.Our Small Double Room is our smallest room. Although it has a double bed andcan accommodate two people, we describe it as a "crash pad" room and it isideally suited to one person. Due to the compact nature of the rooms, they will probably not suit those with mobility issues.
The property is strictly non-smoking throughout. This includes smoking out ofthe building's windows. A £100 fine applies for breaches of our non-smoking policy.
We have steep stairs which may not be suitable for guests with mobility difficulties.If you are unsure, please contact us before booking as we may be able to offera ground-floor room.
When ordering a takeaway, please ask the delivery driver to call your mobilewhen they arrive, as there is no staffed reception.
